Flat Roofing That Drains Water and Stands Up to Summer Sun

Serving Gulf Coast Offices, Shops, Warehouses and Homes

Flat roofing covers roofs that sit close to level. Water drains off them slowly, so the whole surface must be sealed. We install, repair and replace flat and low-slope roofs on businesses and homes. These roofs use sealed sheets called membranes. Common choices are modified bitumen, built-up roofs and single-ply sheets such as TPO.

Our main storefront is in Pensacola. We also work on flat roofs in Fort Walton Beach, Destin and Milton. Our work reaches across Northwest Florida and Coastal Alabama. Our team has spent a lifetime on this coast. We know how hard sun and storms are on a flat roof.

Have a flat roof that leaks, holds water or needs replacing? Call us or send a request to set up a visit. Repair consultations are free. We keep you informed at each step.

What Our Flat Roof Installation and Repair Work Covers

A flat roof is only as good as its seams, edges and drains. We match the membrane to the deck, the foot traffic and the gear up top. Then we seal each spot where the membrane meets a drain, wall or pipe. Flat roofs along the Gulf Coast face years of strong sun and hard summer rain.

Why Layered Flat Roof Systems Hold Up Under Water and Sun

Two Plies of Protection Instead of One

Modified bitumen roofs use two or more layers, called plies. If the top cap sheet gets cut, the base sheet still keeps water out. SBS sheets stretch more, which helps when a building shifts. APP sheets handle sun and weather well and are usually put down with a torch.

How the Sheets Get Bonded Down

Modified bitumen bonds down four ways: torch heat, hot asphalt, cold adhesive or a sticky back. We pick the method that fits the deck and the building. Cold adhesive and self-sticking sheets avoid open flame on the roof.

Keep Gravel Spread Evenly on Built-Up Roofs

Gravel on a built-up roof shields the asphalt from sun and hail. If wind or foot traffic leaves bare patches, have the gravel spread back over them.

Low-Slope Roofing for Shops, Warehouses, Porches and Additions

Many offices, retail spaces and warehouses have flat roofs with drains and rooftop units. We install new membranes on those roofs and repair leaking seams, edges and drains. Homes have flat sections too, such as porch roofs, carports and room additions. These small roofs often butt against a wall, so that joint takes careful sealing. As a roofing contractor for homes and businesses, we handle both kinds of flat roofs.

The deck under the roof shapes how we plan the work. Concrete, steel and wood decks each call for different ways to attach the membrane. Where a deck sags, water gathers in low spots and sits. On a replacement, we fix those low spots before the new membrane goes on.

  • Office and retail roofs with drains, rooftop units and pipe vents
  • Warehouse roofs with large, open membrane areas
  • Porch roofs, carports and flat additions attached to homes
  • Older gravel-covered built-up roofs that need repair or replacement

FAQs

Flat Roof Contractor Answers on Slope, Standing Water and Membranes

These answers cover roof slope, standing water, wet insulation, cap sheets and built-up roofs.

Is a flat roof really flat?

No, a well-built flat roof has a slight slope. Building codes generally call for at least 1/4 inch of slope per foot on membrane roofs. That small tilt moves water toward the drains or edges.

How much weight does standing water add to a flat roof?

One inch of standing water adds about 5.2 pounds to every square foot of roof. Over a wide low spot, that weight adds up fast. Standing water can also break down some membranes, adhesives and insulation.

What happens to insulation under a leaking flat roof?

Wet insulation breaks down and can sag into low spots that hold even more water. A leak can soak a wide area before it shows inside. On a repair or replacement, the wet insulation is cut out and replaced.

What is a cap sheet on a flat roof?

A cap sheet is the top layer of a modified bitumen roof. It faces the weather, so it often has mineral granules or a reflective surface. The base sheet under it adds a second layer of protection.

How is a built-up roof different from modified bitumen?

A built-up roof is felt and hot asphalt layered on site, then topped with gravel. Modified bitumen comes in factory-made rolls with blends already mixed into the asphalt. Both use more than one layer to keep water out.
